The hybrid workspace has to earn the commute

A hybrid workspace competes with a kitchen table that has no commute attached to it. That is the actual benchmark, and it is why attendance policy alone rarely produces the result HR was promised.

What the workplace is worth when it works

Gallup's Q12 meta-analysis, eleventh edition, pools 736 studies covering 183,806 work units and 3,354,784 employees across 90 countries. Business units in the top quartile for engagement show 51 percent lower turnover in low turnover organisations, 78 percent lower absenteeism and 23 percent higher profitability than bottom quartile units. Gallup's 2025 global data puts engagement at 20 percent, down from 21 percent.

The workplace is not the whole of engagement. It is the part an employer controls directly, week by week, without a reorganisation.

The two things people actually come in for

Each other. Gensler's 2026 Global Workplace Survey, fielded among 16,459 office workers in 16 countries, found employees spend 27 percent of the week collaborating in person and 39 percent working alone. If the colleagues are not there, the hybrid workspace has nothing the kitchen table does not.

Conditions they cannot get at home. The Harvard T.H. Chan School of Public Health ran a double-blind controlled exposure study on office workers. At 600 ppm CO2 rather than the 950 ppm typical of a conventional office, cognitive function scores were 101 percent higher and strategy scores 288 percent higher. Leesman's workplace data adds the lived version: only 35 percent of employees are satisfied with noise levels and 40 percent with the quiet spaces available to them.

What iotspot does with that

iotspot Team and Co-working turns attendance into overlap, so teams choose the same days and sit in the same zone rather than arriving to an empty floor. iotspot Smart Climate measures CO2, temperature, humidity, VOC and pressure per space, scores every room and alerts when one drifts out of range, so a comfort complaint gets answered with a reading instead of a debate. iotspot Insights shows whether any of it changed behaviour.

Desk booking, room booking, parking, visitor management, climate and reporting run on one iotspot platform, which matters more than it sounds. Employees will not use six apps to justify a commute.

On reliability

Gallup is the largest dataset here by a wide margin and its methodology is public, but it is correlational, so read it as association rather than as a promise that a booking platform raises profitability. The Harvard sample was 24 participants, so treat the exact multiples with care while noting the direction has held in later multi-country work. Gensler and Leesman are self-reported.

iotspot is ISO 27001 certified and 100 percent GDPR compliant, hosted on European cloud infrastructure with European hardware, and stores no personal data. Employee experience data is anonymised and aggregated, so improving a hybrid workspace never becomes surveillance of the people in it.

Frequently asked questions about the hybrid workspace

What makes employees choose the office over home?

Colleagues and conditions. Gensler's 2026 data shows in person collaboration is 27 percent of the week, and Leesman shows quiet space satisfies only 40 percent of employees. A hybrid workspace that solves both is competing on something home cannot match.

Does air quality really affect performance?

Harvard's double-blind study found large cognitive differences between 600 and 950 ppm CO2. The sample was small, so the direction is more reliable than the multiples. Measuring your own rooms settles it for your building.

How do we improve employee experience without surveying people again?

Combine what you already measure. Booking data shows intent, occupancy shows behaviour, climate scores show conditions. iotspot produces all three from one platform, which is faster and more honest than an annual survey.

Can HR and facility teams work from the same workplace data?

Yes, and they should. The same measured record supports an HR attendance case and a real estate cost case. One iotspot platform, two business cases, no argument about whose numbers are right.

How do we protect employee privacy while measuring the workplace?

By storing no personal data at all. iotspot aggregates and anonymises by design, is ISO 27001 certified and GDPR compliant, runs on European cloud infrastructure with European hardware, and provides documentation aligned to the Dutch WOR and comparable EU frameworks for works council review.
