How it works

How it works

Employees book any desk in any location, in seconds, from their phone, browser, or Outlook. They can see where teammates are sitting and choose a spot close by, filter by zone, floor, or workspace type, and check in on arrival through the app, an NFC tap, or the Desk Spot LED. If plans change, the desk is released automatically, so nothing sits blocked for a no-show.

Book from anywhere

Reserve desks from the iotspot User App, Web Portal, Microsoft Outlook, or Microsoft Teams. Employees book where they already work, not in a separate tool they have to remember.

Find your team

See where teammates are sitting and choose a spot near them. Filter by zone, floor, or workspace type: quiet zone, standing desk, dual-monitor setup, or focus room.

Real-time visibility of desk status on the workspace itself, so employees see what is free the moment they walk in, without opening the app.

Automatic check-in and release

JLL's Global Occupancy Planning Benchmark Report 2026, built on 84 organisations and 716 million square feet across six regions, puts global office utilisation at 56 percent against a target of 74 percent. Advanced Workplace Associates measured 55 offices, roughly 68,000 employees, in 19 countries and 35 cities using sensors rather than surveys, and found average office attendance of 34 percent.
